Truckee approves next phase of Soaring Ranch project
A pioneering collection for Spring 2023
TRUCKEE, CA – The Truckee City Planning Commission recently approved the third and final phase of the Soaring Ranch project, allowing for completion of a mixed-use development that will provide much-needed new housing options to the iconic mountain city. In all, 178 new multi-family housing units will be built.
“Our goal at Soaring Ranch has always been to provide much-needed local housing and create a neighborhood that allows for easy, car-free access to all that Truckee has to offer,” said Art Chapman, Founder and Chairman of The Art Chapman Company. JMA Holdings. “In response to the needs of our community, we have increased the number of multi-family residential units to be included and reduced the amount of commercial space within the project.”
High demand, low stock
With demand still high and inventory of residential housing low in Truckee, the second phase of Soaring Farm is scheduled to begin in Spring 2023, with the final phase of construction following the completion of Phase II. Plans for the second phase include 33,000 square feet of commercial space on the ground floor that will house new restaurants and shops, and 69 one-, two- and three-bedroom residences to help meet the community’s housing needs. Eight units will be designated as affordable housing.
The third phase consists of 109 one-, two-, and three-bedroom multi-family housing units. In addition, 8,000 square feet of commercial space will be developed on the ground floor, including 18 affordable residential units.
The 16-acre Soaring Ranch property will include common space including a community garden for events and gatherings and a dog park. The project includes $9 million in off-site infrastructure improvements including sidewalks, a new transit shelter, multiple electric vehicle charging stations, water, electrical, and sewage improvements, and the already completed roundabout at Soaring and Joerger Roads.
The pre-leasing of the residential units in the second phase is scheduled to start in the spring of 2023, however the pre-leasing of the commercial spaces in the second phase has already started. Ideally, we would like to find tenants who add to the residents’ quality of life such as a pet store, pharmacy and café, among others,” Chapman continued.
Designed to be a hub for local living where shopping, dining, and other services are just steps or pedal strokes away, Soaring Ranch brings Truckee a new vibe by blending housing, access, entertainment, and commerce. Businesses opened as part of phase one of the project include Raley’s ONE Market, Mountain Hardware and Sports, Martis Valley Massage, Remax Gold, DLUX Window Coverings, North Tahoe Properties and Truckee Brewing Company.
